Our Instruction - To produce a schedule of dilapidations on behalf of a commercial landlord.

The Property - Retail, three storey with flat roof rear extension.

The Location - Brentwood, Essex.

We were instructed by one of our retained clients to prepare a terminal schedule of dilapidations for formal service by their legal representatives on their tenant.

The lease was on a full repairing basis, therefore the tenant was obliged under the terms of the lease to keep in repair the inside and outside of the demised property.

The tenant wished to undertake the works identified as breaches and these related to repair, reinstatement, decoration, yielding up and statutory requirements.
